Etihad Town Phase 5 sits on Sharif Medical City Road in southern Lahore, near Jati Umrah, Adda Plot and the Sharif Medical Complex, with access to Raiwind Road.
You may see other sources online describe a different location for Phase 5, usually placing it near Phase 4’s Jia Bagga Road corridor instead. That’s a reasonable guess – Phase 5 is widely expected to launch close to Phase 4 – but it isn’t sourced to anything official, and neither claim currently has a published LDA boundary behind it. The Sharif Medical City Road location above is what Etihad Town’s own sales office is using today; it’s the confirmed answer, not one guess among several.

Approval Status
Etihad Town’s original NOC – LDA/DMP-I/1683 – covers the founding 2,200.38-Kanal scheme on Raiwind Road, which is Phases 1 and 2. Later phases haven’t automatically inherited that same NOC: Phase 4, for example, received its own separate technical approval letter (LDA/DMP-I/422, dated 03-07-2026) for its specific land parcel, described by the developer as a conditional approval rather than a final NOC.
No equivalent Phase 5–specific approval record has been located on LDA’s public portal. That doesn’t mean approval won’t happen – Etihad Group has a consistent pattern of securing phase-specific approvals as each phase moves toward launch – but it means “LDA approved” isn’t yet a confirmed fact for Phase 5 specifically

Buying property in Lahore from abroad is genuinely more complicated than a domestic purchase — not because the process is unsafe, but because the safeguards that protect a buyer only work if you use them. Here’s what actually matters.
You’ll need a valid NICOP (National Identity Card for Overseas Pakistanis) or POC (Pakistan Origin Card). If you can’t be in Lahore to sign documents in person, a Power of Attorney executed and attested through your local Pakistani consulate lets a trusted representative act on your behalf – this needs to be done properly through consular channels, not as an informal arrangement.
The State Bank of Pakistan’s Roshan Digital Account scheme is built specifically for overseas Pakistanis to invest in property and other assets through a traceable, remittance-friendly banking channel, without needing to route funds through informal transfer arrangements.
You can’t do your own site visit from abroad, so build verification into the process instead of skipping it: ask for a live video walkthrough from the actual access road to the site, showing GPS location, signboards and any on-ground documentation, before you send any payment. A representative who won’t do this on camera is a signal to slow down, not proceed.
Every installment should go to Etihad Group’s officially confirmed account – verify this independently each time, not just at booking, since account details for legitimate developers don’t change frequently and any last-minute change should be treated with suspicion. Keep every receipt, transfer confirmation and piece of correspondence.
Distance is manageable if you replace physical presence with documentation and verification at every step. It’s not manageable if you replace it with trust in a single phone call.
